The Shahin Shahr urban district development, encompassing 147 hectares, is strategically designed to address the growing housing demand within the framework of the National Housing Scheme. Given its extensive scale, the project is structured as an independent “urban district” with the capacity to support 4 to 5 residential neighborhoods. A key logistical advantage of the site is its proximity to vital transportation corridors, including the Shahin Shahr Southern Beltway and the upcoming Najafabad-Khomeyni Shahr arterial road. This strategic positioning integrates the development into the regional infrastructure, ensuring high connectivity within the city’s master plan.
The spatial organization of the site focuses on optimized accessibility and safety. While direct access from the Moallem Freeway is restricted, the engineering design utilizes peripheral ring roads and the southern beltway to facilitate efficient traffic flow. Adopting a “service self-sufficiency” strategy, the project ensures that all essential urban per-capita requirements are met internally. This approach not only serves the immediate needs of future residents but also revitalizes adjacent areas by locating the district’s service center near existing neighborhoods, thereby enhancing the economic viability and social impact of the regional infrastructure.
The physical framework is organized into four distinct neighborhoods, each centered around integrated service hubs that provide educational, healthcare, and recreational facilities within standard access radii. The residential architecture, featuring blocks up to seven stories, strictly adheres to high-quality regulatory standards to ensure a balance between urban density and livability. The project’s cohesion is driven by an “integrated pedestrian network” embedded within the boulevard system. By connecting neighborhood centers to the main district hub, this network fosters social interaction and sustainable mobility, creating a secure and tranquil environment for a modern urban lifestyle.
